Application Process

We do require an application from all prospective tenants. If your application is more than sixty (60) days old, you will need to resubmit your application to ensure all your information is up to date. (Note: The sixty day period begins on the date of the initial submission of the application)

There is a $27.50 per person application fee. This fee is payable online or in person at our office during business hours. The application fee is collected to complete the background check. The application fee is non-refundable.

Yes! However, we look at the full picture when reviewing our applicants. Please let us know if there is any additional information you would like us to have prior to submitting your application and application fee. The application fee is non-refundable. We will try to work with you as much as possible!

  • Current Photo ID
  • Monthly household income should exceed three times the rent
  • Positive references from all previous landlords for the previous five years
  • No evictions or unpaid judgments from previous landlords
  • Background check for all individuals over age 18
  • Copies of your three most recent pay stubs
  • Demonstrate financial responsibility

We do not accept Section 8 at this time. However, we are always expanding our availability. Contact us to see how we can make one of our vacancies work for you!

Policies 

Yes! Security Deposits are equal to one months rent. 

Yes! Pets are allowed at most locations. Pet rent is $25 per month, per pet. There is also a $150 Nonrefundable Pet Move-In Fee that applies for each pet.

When properties are available we post on all social media platforms, and send out an email. Make sure to subscribe to receive updates on upcoming and available properties! 

Yes! Once approved we can accept deposits. We discourage putting down a deposit without viewing the unit first. 

Renovation Properties

We begin advertising as soon as we purchase a property, and we accept deposits on units as soon as construction begins. For more information email us! info@wellcollc.om

Yes! Once your application has been approved we can schedule a viewing of the property! 

Contract for Deed 

Contract for Deed (CFD) is just like buying a house, except it is privately financed through us! 

If you’re interested, you will undergo our application process. Once approved, we will set up an appointment for you to discuss financing options.

To get started you will need to complete our application. Once approved we will set up a meeting to discuss properties and financing options. The process goes much faster if you already have a property in mind. 

Yes, typically 10% is required. 

Options will be discussed during financing appointments. Payments generally include taxes and insurance as well.
