Is there an application?
We do require an application from all prospective tenants. If your application is more than sixty (60) days old, you will need to resubmit your application to ensure all your information is up to date.
Is there an application fee?
There is a $25 per person application fee is payable via PayPal, or in person at our office during business hours. The application fee is collected to complete the background check. The application fee is non-refundable, however when you decide to rent with us it will be applied to your first month’s rent!
Do you do background and credit checks? There is something in my history that I am concerned about.
We look at the full picture when reviewing our applicants. Please let us know if there is any additional information you would like us to have prior to submitting your application and application fee. The application fee is non-refundable. We will try to work with you as much as possible!
What do I need in order to be approved?
All applicants must provide the following information:
- Application fee
- Current photo identification
- Monthly household income should exceed three times the rent
- Positive references from all previous landlords for the previous five years
- No evictions or unpaid judgments from previous landlords
- Background check for all individuals over age 18
Do you accept Section 8?
We do not accept Section 8 at this time.
How can I schedule a viewing?
Before schedueling a viewing the following must be completed:
- Approved application, with application fee
- Pay stubs and photo ID verification
I am interested in a renovation property, how does that work?
For our renovation properties, we begin advertising as soon as we purchase the property. We begin accepting deposits on the units as soon as construction begins. These units are very popular and rent quickly! Be sure to follow our Facebook page for information on our new projects.
Can I view the renovation property before making the deposit?
Absolutely! Once your application is complete we can schedule your viewing of the unfinished unit.
Our standard contract is amortized over 10 years and 10% interest. However, this can be negotiated to achieve the monthly payment amount you are most comfortable with!
After 3 years, you have the opportunity to refinance through a bank. We help connect you with local banks if you are interested in this.
Contract For Deed
What is Contract for Deed? How does the process work?
Contract for Deed (CFD) is just like buying a house, except it is privately financed through us! If you’re interested, you will undergo our application process. Once approved, we will set up an appointment for you to discuss financing options.
Do you require a down payment?
Typically, we require 10% down upfront. The exact down payment amount will be discussed during your financing appointment.
How much are monthly payments? Are property taxes and insurance included?
The total monthly payment amount is determined during your financing appointment. The payment will be a combination of rent, taxes, and insurance.
